UK house prices experienced a significant decline in June, marking the largest fall for the month in 14 years, as indicated by fresh data from Rightmove. The average price dropped by 0.6%, equivalent to £2,113, bringing the typical asking price in Britain to £376,191. Traditionally, June typically witnesses slight price upticks, averaging 0.1% over the last ten years, according to Rightmove.
Rightmove’s property website suggested that the warmer May weather and the World Cup may have triggered the usual summer slowdown earlier than usual this year. However, more affordable regions in Britain, like the North East of England and Scotland, are observing relatively stable prices, as per Rightmove.
Colleen Babcock, a property expert at Rightmove, noted the unusual size of the price fall in June, attributing it to various factors such as broader economic uncertainties, the timing of the May bank holiday, the uncommon heatwave, and the high volume of homes on the market. This combination appears to be accelerating the traditionally slower summer market.
Higher mortgage rates are putting pressure on household budgets, with a wider selection of homes for sale prompting buyers to adopt a less hurried approach, according to Rightmove. Matt Smith, a mortgage expert at Rightmove, mentioned the positive impact of slight decreases in mortgage rates on buyers’ budgets.
Market conditions and an oversupply of stock are giving buyers more time and options, leading to a slower pace in the real estate market, as stated by Marc von Grundherr, director of Benham and Reeves, London. Overall, demand remains price-sensitive and selective, with well-positioned homes showing strong performance, according to Henry Crane, a partner at James Laurence Estate Agents, Birmingham.
Demand in the higher middle market remains steady, driven by lifestyle and schooling needs, according to Matthew Harvey, a partner at Tayler & Fletcher, Cotswolds. Price adjustments in the top end are correcting earlier overpricing post-Covid surge, with realistically-priced homes selling well and recent listings finding buyers.
