A significant development project has been unveiled with plans to construct 10,000 residences and generate 9,000 new employment opportunities following the acquisition of Cambridge Airport and its adjacent land by developers. The new proprietors, Homes England and The Hill Group, have disclosed intentions to introduce a new railway station on the premises, in addition to exploring the potential for a “new stadium, new venues, and film studios.”
Andy Hill, the founder and CEO of The Hill Group, outlined the project, stating that it encompasses the construction of 10,000 homes, potentially more, a fresh railway station, significant infrastructure enhancements, and a park and ride facility. Homes England highlighted that the new venture, named Cambridge East, is poised to become one of the most extensive urban expansion initiatives in the UK following the acquisition from the Marshall Group.
Describing the development as “a unique opportunity to establish a vibrant, sustainable new community” in the area, Mr. Hill emphasized that they are receptive to various ideas to make Cambridge East a prime destination for visitors. Assuring local residents that their input will shape the masterplan, he underscored the commitment to fulfilling the community’s desires.
Spanning approximately 700 acres encompassing Cambridge City Airport and nearby areas, the project will also allocate around three million square feet of commercial space. Amy Rees, the CEO of Homes England, commended the collaboration between the public and private sectors, emphasizing the critical role of such partnerships in delivering much-needed housing and fostering sustainable communities.
The proposed Cambridge East station is envisioned to link residents and workers in the new development to central Cambridge, London, as well as extending connectivity to Bedford and Oxford. The Marshall Group is scheduled to relocate its operations by mid-2029, with an initial phase of up to 500 residences commencing in the same year.

Housing Secretary Steve Reed hailed the initiative as a model community vital for meeting the country’s housing needs, offering not just housing opportunities but also employment prospects, modern transportation, and green spaces.
